Here at Barbara Jacobs & Co our job is to help you to make the right decision at the right time about the right property move for you and your family. We are often recommended by estate agents and finance professionals but we do not pay referal fees.

Neither will you find a 'quote engine' on this website because we know each and every transaction is different. However, we have provided examples of our fixed fees and current variable costs to help you understand how the process and our pricing works. We will always provide you with a detailed, bespoke quotation at the beginning of any transaction.

A property lawyer with over 38 years' experience, Barbara lives with her family in Sutton-on-the-Forest outside York, North Yorkshire, and for many years worked with some of most well-know legal practices in the region.
Setting up her own practice in 2008, Barbara Jacobs & Co, Barbara now offers her highly proactive and personal service direct to her many diverse clients.
During 2009 - 2010, Barbara was delighted to undertake the role of Under Sheriff of York, assisting the Sheriff, Mrs Jill Burnett, and the Lord Mayor, Mr John Galvin, in their civic duties.
We provide purchase, sale, remortgage and equity release services to private individuals and companies for owner occupation of residential properties and buy to let investment.

Selling or buying a property is stressful, even more so if the two transactions are dependant on each other with a chain of transactions on both the sale and purchase.

A family had outgrown their home and wanted to move to a larger property in the same city.
A "cash" buyer was found for their existing property and the purchase of the larger house was negotiated on the basis that the transactions were to exchange and compete in two months.
We commenced legal work on behalf of the family with due speed but it became obvious that the buyer was not in truth "cash" and required a mortgage.
Six weeks passed and not only did the supposed cash buyer not make any attempt to instruct their lawyer to commence the legal process but neither did they apply for mortgage.
Unusual properties likely to attract many buyers are difficult to value so that an auction is a true test of a property's sale price.
Alternatively properties that have been difficult to sell, due to a problem with the physical condition or with the legal title; sellers who are looking for a quick sale and those who have many similar properties to sell will opt for a sale by auction.
When the hammer falls for the successful bidder, they are contractually bound to buy the property, are obliged to sign the contract, pay a 10% deposit immediately and pay the balance on completing the transaction, usually 28 days thereafter.
