Five Counties Legal Services
Low cost Personal Legal Services in Hertfordshire, Bedfordshire, Buckinghamshire, Cambridgeshire and Northamptonshire. Personal representatives encouraged to hold estate assets rather than professional advisers. All work carried out by a qualified solicitor with over 38 years practical experience in property and private client/probate work.

Traditionally structured modern legal firms need to build into their cost structure, elements which will allow it to pay for overheads such as staff salaries, office rents, business rates, and other operating expenses. These expenses must be passed on to clients through the firms fees policy.

By stripping out the cost of most of these overheads through, for example, the use of modern techniques such as voice activated document production, it is possible to reduce costs substantially and pass on the savings to clients in the form of lower fees without compromising on quality, efficiency or client care.
Services
Through authorisation by the Solicitors Regulation Authority, it is now able to offer private client and property legal services directly to members of the public.
In 1984, after a short spell as a Locum, he succeeded to the Dalston practice of Julius Fineberg LLB, the founding secretary of the North East London Law Society and its first honorary President.
Shortly after this, he established a branch office in Archway, North London, and in 1996 bolted on to a medium sized practice becoming a Consultant Solicitor with the new firm, Wilson Barca incorporating Frasers.
Five Counties offers conveyancing services in relation to the sale/purchase of freehold/leasehold registered and unregistered properties but is unable to act for lenders where property transactions are linked to either the creation or discharge of mortgages as it does not have and does not intend to apply for lender panel memberships.
However, it is possible to act for buyers and/or sellers who do require mortgage services by having such services carried out by firms with whom we have a close working relationship and who do have appropriate panel memberships.
These fees cover the cost of the conveyancing service only.
Disbursements, amounts paid on behalf of clients to another person or organisation, for example search fees, Land Registration fees and Stamp Duty Land Tax, are expenses additional to our fees.
Fees for any associated mortgage work for lenders can be discussed with a firm able to act for such lenders.
Statutory extensions under the 1993 Act-from 700-NB Half of the total fee will be invoiced once the premium for the extension is agreed and the balance prior to registration of the new extended lease.
