Cotswold Conveyancing Centre
At Cotswold Conveyancing we put you first. Our mission is simple. We want to provide you with market beating service for helping you buy and sell your house that breaks the mould. We specialise in highly professional conveyancing, we strive to offer a first class service, we adopt a pragmatic and straightforward approach and we put you at the heart of everything we do, and understand how important your home is to you.

We are the dedicated conveyancing division of Langley Wellington LLP Solicitors, and have offices in Gloucester and Cheltenham. We adopt straightforward processes and market leading technology. We would like to recruit full time Legal Secretaries experienced in conveyancing matters to join our existing teams at our Gloucester office. Sharon's friendliness, professionalism and efficiency made the whole experience much less stressful for us and it made a change to have emails and phone calls answered immediately.

We will certainly recommend you to any of our friends who are considering moving house.
Services
We try to always be available.
We understand that with all the emotional upheaval and extra work involved in moving house the last thing you need is unnecessary paperwork, confusing vocabulary or delays by your Solicitor.
You will be assigned your own personal Client Manager and his or her support staff to deal exclusively with your purchase or sale.
He or she will keep you fully up to date with the progress when you need it, helping you move without the stress.
We specialise in leasehold law.
There is a vast amount of difference between the purchase of a leasehold property and a freehold property.
We are experienced and highly motivated conveyancing professionals, we work extremely hard to ensure that you, our client, has a smooth and stress-free move.
Our staff, who are located in both offices, work very closely together and every staff member plays an important role in ensuring every move proceeds in the way in which you, as our clients, would like it to.
All our staff understand the importance of communication and there are many parties involved in each property transaction from agents, clients, mortgage advisors and solicitors who all need to know what is happening at each stage of the move.
At Cotswold Conveyancing Centre, we have a wealth of experienced staff within our New Build Department that deal with all New Build Property acquisitions from developers and builders in the UK.
We act for a number of buyers looking to engage with some of the biggest developers all over the UK.
There are many benefits of buying a New Build Property.
The fact the plot itself is brand new and also the appliances give you great peace of mind.
Following completion you don't have to worry about replacing items to your dislike or ageing appliances etc.
No property is exactly the same, our fees will reflect the particular requirements of transaction.
For example a purchase of a Listed Building because of its complexities may cost more than dealing with a purchase of freehold property of modern construction.
Because of this we cannot give you a reliable estimate of the cost of your conveyancing but fees for a typical house purchase and sale arrange from around 1100.00 for a simple transaction to 7500.00 for the purchase of a substantial historic building on unregistered land.
Most solicitors charge a fee proportionate to the value of the funding, so the fee you will pay depends on how much you are borrowing, together with a number of factors including the complexity of the title, who your lender is and what they instruct us to do for them.
Our fees range from 650 for a freehold property securing a mortgage of 100,000, to 950 for a leasehold property securing a mortgage of 500,000.
We want to ensure you only pay for the service you receive, so, as an example, a straightforward transaction involving a freehold property and a standard mortgage will cost less than a complex leasehold property being mortgaged to a lender who requires us to undertake much more detailed reporting on their behalf.
