Graham has dealt with a number of matters for me including sale of a property and wills. He is appraochable, always available to take calls and is very helpful at resolving tricky matters in a pragmatic way. His fees are also very reasonable for a top class job. Services
Buying a home, especially for the first time, is an exciting, if a little daunting, prospect.
We are pleased to offer you independent legal advice and to protect your interests in what is probably the biggest investment you will ever make.
We believe that a good relationship between us and our clients is essential to a successful transaction and we hope the following will be of use to you, whether you are a first time buyer or whether you already have your feet on the property ladder, by shedding some light on the general procedure, from a legal point of view, bearing in mind no one transaction is ever the same!
When a person passes away and leaves a Will, sometimes a Grant of Probate is required (or Letters of Administration where there is no Will) for the person entitled to administer the Estate to carry out their duties.
Sometimes a Grant is not required, where the Estate is small and certain criteria are met and we give initial guidance as to the most efficient and economical way to collect in, distribute and account for the deceased person's assets.
Graham Waite is the Solicitor in charge of this service and we do sometimes recommend the services of firms we know very well, to deal with complex Trust and taxation issues in particularly complicated circumstances.
Conveyancing is the process required to buy or sell a property and to deal with the formalities surrounding it, including registration of Titles at the Land Registry, dealing with mortgage lenders, making the relevant returns to HM Revenue and Customs.
Searches and enquiries are made on your behalf and we report on the Title and surrounding matters to you generally in a convenient form.
You are given a useful summary to keep and refer to from time to time and use when you come to sell the property eventually.
